To clarify: You bought the 114. Nothing else, no 113 or anything else?! Then I don’t see the situation at all to create a UG in the slope, then an EG on top of that, so that you can reach the terrace at the height in the back. You don’t even own the slope then. The plot is short and final, namely 29.5 meters long. I rather see it so that you lay out your terrace where you are standing (there are also brighter days than the one the photo was taken) or/and still create a nice seating area in the forecourt. You also don’t need a possibility to get to the back of the property with a four-wheeler, because the small piece of land, the triangle that remains there, can also be laid out on foot. It is therefore advisable to dock the house on the north side to the neighbor in order to leave the south side free for windows. Sorry if I misuse your quotes, I already had them copied It is a closed development. That means you can build like row houses next to each other or solo on a border. If you do that and build on the border, then no windows are allowed there (that’s my knowledge and common sense).

Yes, everything marked in orange is the property. Most of it is grassland. Only the 114 is allowed to be built on.

I have sketched this briefly. Unfortunately, my program cannot do it diagonally. But here, for example, with a house of 10 x 10 external dimensions, the remaining plot at the back is still 10 meters. If you create a nice family terrace for dining there with a depth of 4 meters, a compact garden including the slope remains. You can push the house further forward, but somewhere you would also have to create parking spaces. I do think that a small extension that unites the entrance and both building structures is a good idea.

Many thanks to everyone already! I will report as soon as we have the comments from the building authority on the architect’s first draft. I am convinced that it will not be approved as is (and now I don’t want it that way anymore either, because of the sun). The closed construction in the neighborhood is always only one story high, as far as I can see. So border development would possibly mean a staggered floor. That could look quite good, if you then have a freestanding building part (upper floor) from the slope, so to speak. The connection with the monument would also be fitting again. The structural junction remains one story, the upper floor is then accessed with the three-meter distance.
As I said, all is speculative. I am curious about the building authority’s comments.
