I rather think that the majority of our society would like to live in your world. Engaging at all in house construction (on this scale) is and remains pure luxury. Why should society as a whole use its tax money to support the 150 sqm single-family house for three, with a children's bathroom and pantry, getting a slightly better fit-out? That is not the purpose of this funding. The purpose is to reduce German energy consumption from housing in the long term. And there are simply far better levers than optimizing new buildings for the last little bit. Pareto says hello.

Please stop with the costs for the taxpayer. This is financed through the KfW Bank. A bank receives its money from the ECB. Unfortunately, I couldn’t find anything about the exact financial flows, but in principle, the KfW should finance itself like this.

Furthermore, it is a sensible investment by the state if insulated houses are built. Without the subsidy, people just go back to the cheaper material.

And no, building is not *necessarily* a luxury. The 200sqm house with all the extras is luxury, yes. But most builders I know build small houses and both spouses work their asses off, while others reduce their working hours. The problem of injustice in Germany will be further intensified by the absence of this subsidy.

As a taxpayer, I can think of 1000 other things that I consider to be pointless waste.

Of course, it is unfair that wealthy people can also benefit. But the conditions could be changed accordingly here. That would even be a great lever to indirectly redistribute.

In the current state, no one is helped. Large developers and construction companies will continue to buy up land and build overpriced houses. Only maybe less energy efficient then. And the small builder now just saves on the quality of the exterior walls and the photovoltaics.

No one can tell you that. By the way, you have no right to get out of the contract. And if so, the bank is allowed to freely determine the compensation.

Yes and no. Thanks to the Energy Saving Ordinance, new buildings are inevitably very well insulated houses. Period. The subsidy supports the icing on the cake. And that is simply not necessarily sensible when considering the overall mass of inhabited houses and their energy efficiency as well as the available funding. No matter where the money comes from – it is not unlimited. And it can be used more sensibly elsewhere to achieve the goal. I’ll just leave the argument that more money is wasted elsewhere as it is. If one never starts to improve something anywhere for this reason, then the vicious circle is perfect.

The photovoltaics will soon be mandatorily imposed again. And there is surely still potential to be found with the exterior wall as well. Nobody should believe that yesterday was the last obstacle thrown in the way.

This thread shows me very clearly that many construction projects and the related financing are on a tightrope. I am really amazed. Can many people really only afford their property because of such subsidies or special loans?
