No, I’m not financing 2 million, but the commission would still have been over 30,000 EUR. Unfortunately, I don’t have it electronically and therefore can’t access it to check exactly. It may well be that he then would have had to give up half of his commission again, that was not in the documents. I only know this for sure because I was wondering why he earned twice as much as the real estate agent (they’re buddies), for, in my eyes, half as much work. The agent was the type who already works for his commission and did a pretty good job overall. He still lied and was an asshole, but not the typical “I have no idea, there’s the exposé, look it up, but I’m not responsible for it right now” type. So, I assume that maybe he was some sort of franchisee, as had written, and at first, more commission flows into the topline, but then a lot of it flows back or has to be invested beforehand (base fee, advertising cost contribution, office rent, blah blah blah). Anyway, it doesn’t matter, because he didn’t pull it off.

I can confirm that, I myself was at Volksbank for 10 years, there was only a fixed salary. No sales commissions.

Many things are still unknown, but: 1. for Efficiency House 55, only the old applications will be processed; beyond that, KfW55 will not be revived; 2. for Efficiency House 40, it is only known from the new fund that there will be a cap. 3. the fact that even the "little guy" practices subsidy exploitation as a competitive sport will be stopped – it will again be traditionally the domain of the professionals.

I assume that future single-family home builders will be required to comply but not subsidized. :-( Why else, single-family homes are not the politically desired form of housing.

A single-family home also has a really catastrophic ecological footprint. Unfortunately, that is a fact. And that is why I agree with you, there will be strong pressure on the environmental dial. But make it significantly more attractive for all existing property owners (or buyers of these properties) ;)

The reverse conclusion is unfortunately also not correct. Just because you put many people together in one place, it doesn’t automatically become ecological. Sure, energetically you have an advantage if you have many interior walls, but residential construction can also be incredibly wasteful with space.



The courtyard alone is 5000 sqm. The paths are used and in the middle there is also a garbage area (a really great view from the balcony), but no child ever plays in the courtyard and nobody ever sits in the greenery. It is simply ecologically and socially dead space that only gives the caretaker work when mowing the lawn. And even though everything looks green, the area is sealed. Below it is an underground garage and last summer the water stood on the grass.
There are such things everywhere and I also find them catastrophic. By now, construction is a bit more reasonable than it was back then, but around the new projects everything is dead as well.
