There is nothing about the grant option now, but I can understand it. I assume that the elimination of the grant option is meant to prevent applications for houses that will only break ground in 1-2 years from being submitted.

But why is the problem with later construction? It shouldn't matter whether the groundbreaking is the day after tomorrow or next year. The grant option was only introduced recently anyway. I can only imagine that this is intended to prevent subsidies from being granted to people who theoretically don't need them.

The problem is that this funding ties up money in advance and causes effort. For example, I still have a BAFA subsidy for the heat pump, or more precisely, I had one, because it should now expire unused at some point. Of course, I obtained it back then; only in the fall was it clear that I was not allowed to combine it with the new KfW.

A loan with a €20,000 subsidy is actually always worthwhile. Just like a little bit of external capital in real estate is also not a bad idea, after all, it leverages the return.

But then real estate companies, private large owners, etc. should be excluded.... They are not only theoretically not dependent on it...

On the page of the Bundesministerium für Wirtschaft und Klimaschutz a press release on BEG funding has just been published. The funding rates do indeed seem to have been halved. I haven't found anything about the grant option yet...
