For local heating, you first need a concrete offer. I can't imagine that local heating is more expensive than any other heating system. If you compare the acquisition with the depreciation of your expensive heat pump, local heating might even be twice as cheap per kWh than your own heating system. Many forget to include the purchase of the heating system in the calculation of the actual costs. If I compare the 14,000€ acquisition cost of my ground source heat pump with 11,000 kWh/a heat energy against district heating, the following happens: Annual heating costs: 660€ Annual system costs: 933€ (15 years) Maintenance etc.: 200€ p.a. If local heating now costs 8 ct/kWh, that would be just 880€ per year. Even if you possibly have to pay another 150€ p.a. for network charges. Significantly cheaper – and more ecological. Otherwise, 98% of the heat would be wasted. Clearly cheaper than an in-house heating system.

I am not familiar with local heating. But roughly estimated, an additional loan of €20,000 at 1% costs you €200 interest per year, and nothing has been paid off yet. So you would need to save about €400-500 per year for it to be worthwhile in your lifetime. I consider that quite unrealistic.

I would advocate for future funding programs, similar to the Baukindergeld, to take into account income and asset situations, as well as the number of children and, if applicable, local real estate prices in the assessment.

Of course, this makes the approval process more complex. Ultimately, however, the money would reach where it is needed.

That means considering KFW 55 or better as standard and distributing the money where it is really needed. Someone who has received the bank's approval for their suburban bunker should be able to manage without the funding anyway.

Near heat is pretty much the best thing there is.

Unbeatable in price and almost without technology. There is a transfer point at the house, a house connection, where heating and hot water are connected. Unfortunately not at my place, but in the neighboring village. They are connected to [Biogas] via a remote line. Costs about 1400 euros for hot water and heating.

I would do it immediately.

I sometimes wonder about these leaps in sums, which ultimately say something about a calculated value but nothing about whether it actually offers you more living quality, because in my opinion that should also play a role. If I were you, I would first plan in the things I want anyway, such as controlled residential ventilation, insulation of the base plate, shading, etc. Then you will see whether you are still far from the next KfW standard that might apply. There are many adjustment options that can change this value, and then I would rather have changes made in areas that personally appeal to me more anyway.
