You do realize that the vast majority of apartments in Germany are owned by private landlords? Retirement provision and such.
This will lead to the neglect of apartments and drive dozens of people into ruin..

That's exactly how I see it too. I am currently building a single-family house with KfW55 solely for the purpose of renting it out. If I don't get the rental income I expect, the house will remain empty and I'll see how the prices develop. I'm sure prices will rise significantly. Then it will be sold again in 1, 2, or 3 years as "previously unoccupied." Ownership entails responsibility, especially towards myself :).

Why are real estate properties not seen more as investments like securities? When I look at the value developments of the properties we manage, these are value increases of sometimes 200, 300% in 10 years. Solely due to the increased land prices. And yes, they are mostly private landlords, who usually inherited the properties. And through the rental income can buy more. Old stock: Technical condition from the 50s, 60s, cheap renovations for the appearance, and rents that no normal family can afford anymore.

So we have 20,200 people who submitted their applications on time but were arbitrarily removed from the priority list without any criteria!
The total grants for these people amount to 606 million.

Are you sure you understand the relationship between supply and demand? It may be that private or less wealthy investors will sell their properties to a greater extent and possibly, with a lot of luck, prices will drop in the short term. Medium to long term, however, far fewer will be built, which will cause prices for existing properties and logically rents to explode, because 400-500 thousand apartments are missing and will continue to be missing! And it will hit the poorest again, who have long been unable to afford ownership and eventually will no longer be able to afford rents either.

That is exactly what the green numbskulls do not understand – there are exactly two solutions: a) social housing – nowhere to be seen b) promotion of private housing construction – is currently dead.
