I can't really answer for private home builders, but in the professional sector (property developers, etc.) the program plays no role at all because it is too complex/expensive.

If you mean the Bauherren-Schutzbund, they are of course raising the alarm. But I talked to an architect last week who is currently planning two projects in the high-end eco sector, whose builders are of course happy about the subsidy but wouldn't need it given the construction sums. It's a bit like only subsidizing new E-Taycans.

Exactly! I just find it absurd. I think relying on this in a fully planned project makes little sense. Aside from the fact that there is no one nearby who can certify it, it would have taken too long for me, especially with the uncertain outcome. For those who are already poised to start, it simply comes too late. For a fully planned project, there are also too many unknowns for me overall. In the end, the floor plan might not fit, being too large or not barrier-free enough, and then you're stuck. I think, if anything, one must plan according to the criteria right from the start. Whether the costs and benefits of this funding are in a reasonable proportion for the individual builder, everyone must answer that for themselves.

Conclusion: there is no longer any single-family home subsidy, except for those who build according to a very high, sustainable standard. After years of widespread subsidies, this is certainly an adjustment and not without consequences for the entire single-family home sector.

It is basically correct. New houses are only allowed to be built very energy-efficient compared to the average house in Germany. All subsidies have mainly helped the construction industry or energy consultants. I think starting with the real estate transfer tax for first-time buyers would be a much better lever to enable more people to own their own home. Additionally, introducing real estate transfer tax for share deals would mean the state wouldn't even have to incur losses.
