We have already cut back heavily and everything is still possible, but of course it would have been nice if the dream house had remained one; right now, everything is basically just a lousy compromise.

You can also build a house without the KfW subsidy. At a price - without KfW subsidy. Maybe then 350€ per year from photovoltaic yield and 150€ heating costs are missing. But you will never get that money back without the subsidy. Even if the naive calculation always looks like that.

Before I have a half-finished house without a fence, garden, etc., I would rather start like this. You can hardly reverse the underlying facts now.

The Sparkassen person certainly does not deserve a five-figure or even a four-figure commission on your loan. And of course the bank incurs a refinancing loss if you suddenly want less loan. Just do an additional financing and that's that.
