Unpopular opinion, though. Doesn’t have to please everyone. I find "not so financially strong" quite amusing again. Unfortunately, you didn’t understand it.

I find it quite harsh what is being assumed about most builders and future builders. In my circle of acquaintances and family, everyone wants to build, and it is impossible because it is just so expensive! On top of that, I live in Hamburg. But even if you drive out half an hour from here, it is still very expensive. Simply saying that anyone relying on the KFW subsidy has calculated too narrowly and is out of luck, I find pretty extreme. Many people dream of owning their own property and work their butts off for it. Very few can just afford it like that, and for those people, €30,000 is peanuts. The tone in this forum clearly shows that the gap between rich and poor is widening more than a few years ago. They talk about renovating old buildings before building new ones. But please come to a big city like Hamburg, Stuttgart, Berlin, etc. You won’t find old buildings anymore, and if you do, they come at extremely overpriced prices. Renovation is no longer worthwhile because you are already almost paying twice the cost of a new building. Just for your information: We are affected by the stoppage. Our KFW subsidy application was submitted on Thursday and has not yet been approved. That means our financing at this rate is gone. The Commerzbank has offered to take over the financing at a higher interest rate. Of course, the grant no longer applies! Well, what do you think about first? Do we still build according to KFW55 or just build cheaper now that the subsidy is gone!! The stoppage of this subsidy sends the wrong signal. In the future, only the wealthy will be able to afford new construction. It is a moral debacle what is currently happening in this country. Deadlines are not being met, and programs are stopped prematurely. Recovery certificates are suddenly only valid for 3 months and no longer 6 months... but that only applies to politicians... this whole thing reminds one more of countries like Turkey, Russia... those places where the media are always pointing fingers. What is happening here is by no means better!!

There are said to be areas where existing buildings cause almost the same costs as a new build on an allocated building plot...

I have understanding for everyone who does not want to pay 350k for an old building + 100-150k for renovation/conversion and would rather build new for 500k...

Hey, mother moves into the granny flat so that the house construction can be managed at all. Everything went badly, but it can still be arranged at a normal level next week. Why KfW40 and single-family house + granny flat? Because it is highly subsidized (and has to be paid for expensively), not because someone wants it.

Why wait? Do it, then you will also have the currently valid interest rates. If you really want to build, then don’t depend on subsidies. That is nonsensical behavior. Subsidies are the icing on the cake, not a prerequisite for being able to build.

Usually two residential units, because you supposedly get such great subsidies. That is the only reason in 95% of the cases. Renting out doesn’t really help much.
