Even though I think the decision on the matter is correct (not inching by 5 kWh per sqm and year when building new while at the same time there are row upon row of houses from the 70s with 300 kWh heating demand and way too much is subsidized anyway), I find the way it was done absolutely disgraceful and simply fitting for the mismanagement the government has carried out in recent years. In the 15 months I have been dealing with house construction, there have been 3 funding regimes in effect and none of the transitions were even remotely well thought out. And everyone knows how much money is still in the pot and roughly how much has been applied for... My condolences to all those who planned with it and now have a 30-40,000€ gap in their calculations.

Lol That means, translated, prices will rise massively, new construction will become much more expensive, and thus the existing stock as well. Well, cheers.

That is also my strong suspicion.
So it certainly won't be more, at least on the funding side, otherwise they would have continued with KfW40 and only ended KfW55 earlier.

I don't think new construction will. Massive construction methods will die out and it will move towards timber frame construction (prefabricated house). Mechanical / serial production. Plus savings on heating. Instead of an expensive ground source heat pump, an air-to-air heat pump might be sufficient. That can compensate for quite a bit.

Oh yes, maybe we'll move away from the wasteful 180 sqm living space that the young couple absolutely needs and return to efficient use of space. In the end, building might even become cheaper. But different.

Finally, supply and demand. After the abolition of the homeownership subsidy, prices actually fell massively. Nobody could build anymore—the subsidy was missing. So supply became bearable again.

However, it will get really expensive in the existing housing stock...

However, with smaller houses, costs can still add up. 130 sqm at €3,000 each is still almost €400k. Then plot, utilities, landscaping, kitchen, expert, notary, and so on... you quickly reach €600,000 without having a huge house. And that is already difficult to finance reasonably for "normal" people.

I don't see it that way. So far, I haven't seen a prefabricated provider who was actually able to translate the theoretical cost advantages of serial production into lower prices.

Until November 2021, 750 million to one billion were applied for monthly. At the end of November, the CDU-led ministry announced the end of the 55er funding as of January 31. Since December 8, we have a new government facing applications totaling more than 20 billion euros. Habek will hardly have received a WhatsApp from Bräunig with the current application numbers on December 9.
