In our development area, out of 20 houses about 15 were built without KfW bells and whistles. Because the KfW requirements with energy consultants, etc., have also enormously increased the cost of construction. Many built their 120-150m2 bungalow for 180-220k – with a lot of their own work. Of course, there is then no controlled residential ventilation or photovoltaics installed, let alone battery storage. But electric shutters and 60x60 tiles were still affordable for everyone. However, it is rather a working-class area, where out of 3k net, 650€ is paid for the installment and not 2k per month.

With the looming interest rate increases, it will get more expensive, so you’re really stuck at the moment. It will certainly take months until new funding programs are implemented and budget allocations approved. On the other hand, discounted loans have already been promised, whatever that means. Difficult decision. But you can’t predict the right timing for sure, just like stock prices. I think a good homework for all aspiring builders is to calculate how much the planned house costs for every additional 0.1%-point increase in interest over the term and how much money has already been lost by not locking in the interest rate from two weeks ago. Or compared to last September... or last March. What I want to say is that these are all huge sums, but calculated per month, everything is affordable. And those who build two living units can also split the additional costs by 2. You just have to ask for €100 more rent.

For example, we are building two housing units because otherwise we wouldn’t have gotten the land (barrier-free for my grandma, no rental income (at least not initially)), still €100k for the land. Of course, we included the KfW subsidy from the start. Who else can afford that (renting apartments here is not an option, as none are available), certainly not us just like that.

I thought about what you wrote. It makes me a bit speechless that someone from apparently wealthy family circumstances with over 8000 euros monthly income aims for a repayment of a maximum of 2500 euros and babbles about having to "also STRETCH themselves EXTREMELY." And then calls critics complainers.

Where is your consumption restraint, please? Your painful sacrifices?

Sorry, gross, not net ;-) And wealthy is a flexible term. My grandparents have a big house and my parents have a house. Is that already wealthy?
