What does immediate approval mean? Our bank advisor submitted it. Allegedly already last Thursday.

This is what the bedrooms submitted on the topic, but which has not yet been approved:

Phew, there is just a limit somewhere... I think every builder currently has to plan very, very carefully – so a buffer of over €30k is not always possible!

From that perspective, it would be completely understandable to me if someone says: €32k less = no construction project feasible.

As much as it pains me as someone considering building anew, I have to agree. KfW55 standard with a gas boiler only helps the climate to a limited extent, and you could get far too much money from the state for it. I hope a subsidy will be introduced for modern heating systems based on renewable energies in new builds. Otherwise, it certainly makes sense to renovate the existing stock first. Maybe we have to bring "Project Mansard Roof" back out of obscurity after all. But only once it’s clear if and how it will be subsidized in the future.^^

A clear NO. If €32k in financing is no longer possible, it means either:

- Too little equity used and therefore no more debt possible = weak creditworthiness for the project
- Household cost calculation is so tight that €100 per month is no longer affordable = weak creditworthiness for the project

==> both mean that the family is already burdening itself so much that it is almost no longer bearable.

Therefore, I remain, also based on my experience, of the opinion that €32k must not topple a house construction project. Otherwise, one has simply gambled too high.

So contracts after approval? So for the grant. You are not taking a KfW loan? Yep. One more time the question. The contracts? Then the financing at the Commerzbank was approved, otherwise there would be no contracts. Which bank advisor? From Commerzbank? Grants are decided automatically. This usually only takes seconds from submission to approval. It is the same with financing that goes through a bank by the way. Only if something is incorrect or requires inquiry is it decided manually. But you already have a confirmation of the application. What else should the bank advisor submit? Tell me exactly what you are doing. Loans, grants, who is the bank advisor, who is the broker and who did what. It is totally unclear with you.
