That was the case before. You choose either 10, 20, or 30 years of term, with slightly different interest rates. This then results in one of the three repayment amounts.


Have you already applied for your loans? For the KfW you need a bank, and the question is whether your bank is willing to do additional financing via KfW.

Yes, the financing has been in place since early February. I have heard that some banks are reluctant to mediate a KfW loan. That could indeed become an issue. But I would never address it directly as follow-up financing, rather as a component. After all, we have not planned any subsidies etc. so far. And KfW subsidies have mostly been considered "standard practice" so far :-) But ultimately the bank must also have an interest in the house-building project being successful, after all they have themselves "invested" a lot of money and want to see it returned with profit.

In the case of new financing, banks have no choice but to mediate the KfW as well. No customer would finance without the repayment subsidy. But now the bank is registered in the land register, so you have relatively few alternatives. Either additional financing or the KfW. I strongly suspect that the bank can earn less on the KfW. There are probably some banks that are reluctant to mediate promotional loans instead of selling their own. This seems to be especially a problem with renovations. On the other hand... with me, the bank has only mediated KfW and L-Bank, without its own tranche.

We will try our luck in that regard. But we won’t crawl on our knees. We’d rather leave the outdoor facilities aside for another 1-2 years. Alternatively, some of the furnishing costs could be "postponed" by financing the kitchen or the furniture. We have read that tip here several times. However, I strongly doubt that 0% financing is still being offered given the current interest rate developments. In the worst case, we’ll liquidate the car and switch to a cheaper one.

The profit is a disaster for a bank. The margin for the subordinated debt, KfW is a subordinated financing usually without assessable collateral, would have to be at least twice as high for it to be seriously worthwhile.

For information to everyone submitting their loan applications to KfW through their house bank starting tomorrow with the launch of the "new" KfW 40 funding. All applications submitted from tomorrow onwards will NOT be approved immediately (so no "first come, first served"), but will enter a so-called yellow case processing. This means that all applications must be manually reviewed by humans. However the KfW ultimately wants to allocate the funds is not yet known. Applications can probably be submitted from early morning onwards. So don't be surprised if there is no immediate approval.
