Because we were also firmly counting on the funding and had planned with a real granny flat, that means €75,000 less money available. We have not submitted an application yet because the builder has not managed to prepare the materials for the energy consultant in three months. We might probably get out of it with him, of course only minus the architect and many other thousands of euros in loss, but it might be possible.

We are clarifying the situation at the bank today, wanted to check our chances here beforehand...

How high could such a penalty roughly be in %?

The problem is that many municipalities have tied the sale of building plots to the condition that the house on the property must be built according to KfW 55, 40, or even 40+ standards – referring to conditions and repayment subsidies that are now in question. Those who are exempt from this at least still have the option to compensate by eliminating all additional measures. Everyone else must now recalculate everything due to the lack of political reliability.

Why owners who have neglected their old properties and preferred to go on vacation three times rather than tackle insulation or heating in their energy guzzlers over the years should deserve funding, while builders of KfW55 houses do not, defies all logic.

We had incredible luck with our application on Sunday evening, I would say. We received the approval for the subsidy right away. I see it like many others here in the forum that it would be tight without the funding. The increased construction costs due to the Corona pandemic alone completely consume the subsidy through the additional costs for insulation and building technology. Without the subsidy, many will revert to the minimal standard again. And whether there will be a new subsidy for new construction is questionable; it is more likely to be the 40 standard, and special systems and renovation of existing buildings will be supported. I keep my fingers crossed for everyone that the submitted applications will still be approved!
