Serious question, because 5k net roughly corresponds to a maximum loan of 500k-600k, even the cheapest (and I really mean the "cheapest") prefabricated house providers don’t build a house under €300k, plus basement and incidental construction costs: So either there are free building plots near Munich or the corresponding equity for topping up is available, but pure 5000k net alone is not sufficient according to my current research (we want to build) – and woe betide if the plot is not flat!

And of course, we had saved up €200k equity beforehand, it wouldn’t have worked with just a loan.
And the plot was already bought a few years ago for €750/sqm at the time.
So yes, you are right, the way we built it, it wouldn’t be possible anymore now, we would probably have had to skip the basement and the double garage.

First of all, I think you define the Munich area very generously
The greater Munich area can probably be claimed at floor prices above €1000/sqm.
Of course, it is significantly more expensive in Munich itself, that’s clear. But you can hardly speak of a subsidy for structurally weak regions...
