In our development area, out of 20 houses, about 15 were built without KfW frills. Because the KfW requirements with energy consultants etc. also enormously increased the cost of construction. Many built their 120-150m2 bungalow for 180-220k - mostly with their own work. Of course, there is then no controlled residential ventilation or photovoltaics, let alone battery storage installed. But electric roller shutters and 60x60 tiles were still affordable for everyone. However, this is more working-class people, who then pay 650€ for the repayment out of 3k net income, not 2k per month.

There are also plots at the a** end of the world for 26€/m2, almost developed so that only the final road construction remains. But for many it's too far out in the sticks because you have to drive half an hour to the nearest cinema or Ikea and depend on a car to get to the so-called civilization.
