The energy consultant has not 'calculated' the existing building yet, but according to the energy certificate from the seller: final energy demand >390 kWh/m²*a, primary energy demand >430 kWh/m²*a, so beyond the scale of the energy certificate. Why do you ask?

That used to be possible, but no longer. Either BEW individual measures or KfW Efficiency House, if renovated in one go.

KfW excludes the combination of funding with other subsidies. You can theoretically first replace the heating system and claim the BAFA BEW grant for it, and after completing that measure, renovate your house to a KfW Efficiency House via the kfw261 loans. Practically, of course, this is difficult.

Since it can only be edited briefly: The EE advantage continues to be lost when combined with BAFA, even if you have separate measures. The KfW requires that the EE heating system must be installed as part of the renovation and not already be present. KfW guideline for the 261 loan

I don’t quite understand it yet. Suppose: We finance heat pump + surface radiators + new windows and front door + roof and basement insulation + construction supervision + surrounding measures (electrical, clay plaster on wall heating, new floors for underfloor heating) via KfW 261 for a total of €160,000 (€150,000 + €10,000 construction supervision).

Now the ETICS is still missing. Can we now promote this as a BAFA individual measure or not? And if not: Where can we read that?

It is also unclear to me whether the costs for the photovoltaic system may be included in the €160,000 of the KfW 261. I have heard contradictory information on this.

I refer again to the funding guideline for the KfW loan 261 - combination with other subsidies: A combination with the BEG - individual measures is excluded. A gradual renovation through individual measures and efficiency house levels in structurally and temporally separated projects is possible. That means, if you renovate in one go to KfW EE 55/70/85, you can, as far as eligible, claim measures up to €150,000 per residential unit. Costs exceeding this are not eligible for funding in one go. If you first apply for a BEG IM, carry it out and submit the proof of use, you can then apply for renovation to KfW EE xx afterwards. The answer regarding the eligibility of photovoltaic systems within this framework can be found in the "Information sheet BEG, Eligible Measures 7 - Systems for power supply": The costs for a pure rooftop photovoltaic system with feed-in and Renewable Energy Sources Act remuneration are neither eligible for funding under the KfW efficiency house subsidy nor under KfW / BEG individual measures. Eligible are the costs for solar roof tiles or integrative solar systems if the roof insulation is funded or PVT collectors, which provide both electricity and heat for building heating (battery storage is also not eligible here). The electricity from such a system can, however, be used in the building balance to achieve the EE class. Additionally, in section 8.3: Systems used exclusively for power supply are not co-funded: photovoltaic systems, electricity storage, inverters. In principle, the subsidies are intended to support builders/renovators in their projects and to promote energy-saving measures that would not have been triggered or would have been uneconomical without the subsidy. The photovoltaic system is already subsidized through the Renewable Energy Sources Act and VAT exemption and thus also achieves high economic efficiency as an individual measure.

Thank you! Then I understand now that in our case a combination of KfW and BAFA does not make sense because we want to renovate in one go and as quickly as possible in the coming months.

I also just learned that with the funding for construction supervision we would reach a total loan amount of €160,000 and subsidies totaling €50,000. That is already a good basis.

Regarding photovoltaics: Thanks for the hint. Under "7 Anlagen zur Stromversorgung" I understand that photovoltaics would be eligible for funding if they "also serve the heat supply of buildings in the scope of the Building Energy Act" (which would be the case for us) and no "funding or feed-in remuneration according to the Renewable Energy Sources Act is claimed." Whether this waiver of feed-in remuneration makes sense might depend on the individual case.
