My grandma managed well and didn’t build a two-family house, but only spent the money that was there. There is a nice thread running on the topic of construction costs, where people also complain about missing subsidies for the 300sqm house (figuratively).

Not schadenfroh. But there was enough time to take care of it as well. After all, the financing was already secured. And the house construction contract signed. So there was a financing gap that was not dealt with promptly. That is now (unfortunately) a lesson learned.

Then just cancel it and start over. Maybe you’ll end up with a dream house then.
Alternatively, take the additional financing and build as planned. Because it certainly won’t be cheaper with a new contract. You made two mistakes in this matter:
1. You calculated money with me that might not actually be available at the needed time. Such a grant can also take a considerable amount of processing time.
2. You failed to submit the application when you fixed the financing that is based on this grant.

For my part, I made a complete calculation including outdoor facilities, carport, etc., and financed the total budget plus a credit buffer. Even if the loan is perhaps a little bit higher than absolutely necessary because of that, it gives me the security that the budget will definitely be enough for a house and also a basic garden.

PS: and before you think I’m not affected... not by this one, but originally I also assumed a BAFA grant. But no funding deserves to be firmly calculated before you have confirmation for it. And that was good, because I’m not getting the grant now.

And I really feel sorry for the people who firmly counted on the subsidy.
It was clear that the 55 subsidy would expire at the end of January. However, no one had expected that the 40 subsidy would also be stopped. It was repeated several times that it would remain. So it is clear that the energy consultants initially processed the 55 applications quickly and at the last minute...
Bitter for those who planned a KFW40 house with two residential units... They had almost no chance to submit their application in January because the energy consultants repeatedly said: "Unfortunately, the 55 now have priority. In February we will calculate your 40 house."
