It is becoming apparent that the requirements are being tightened significantly. Nothing will be below KfW 40 anymore - what the funding will look like is uncertain. The fact is that KfW 40 barely paid off at all, even with funding.

So real estate will become even more expensive? Today, hardly anyone can afford that already. I hope wages will also rise strongly in the coming years so that it can at least be partially offset.

As long as there is so much money in the market and real estate is one of the few, less volatile forms of investment (as can currently be seen in the stock market) + inflation + continuing scarce housing - where is the price stagnation supposed to come from?

I wondered about that too..... It can't be that over 20,000 applications were not automatically approved...hm...

I think the year before I built, there was €8,000 for kfw40+? But I'm not sure. You usually just rely on the grant.

Economically, it has not and will not pay off in the long run. If I cut out the underfloor insulation, controlled residential ventilation, and battery storage, depending on the version, I am at savings of around 20-25k.

But whether I build according to the energy saving ordinance and pay €750 per year for heating, or kfw40+ and pay €500.
That has NEVER EVER EVER made economic sense. The energy saving ordinance also requires a high performance value for the building envelope.

Our green friends demonize the classic single-family house anyway, so it is now being heavily subsidized for destruction by ordinary mortals. Basically something like a KFW 40 requirement as a lower limit for new buildings, which may be well subsidized, but the path to it already consumes huge sums due to the new requirements. Afterwards, the way is clear for energetic renovations of all the old buildings or for multi-family houses instead of single-family houses on the same area, then the price-performance ratio for a KFW 40 new building and funding is again in a suitable relation to the requirements.
