The calculation is quite simple... Those who still can will change from 40 to 55 - the additional costs simply don’t pay off in 50 years without subsidies.

There will probably be a few green-leaning ones who don’t care, but most are not green enough to pay extra...

It is more or less no longer desired to "waste" =>500sqm of land =>150sqm of living space for =>2P. Certainly not with a Red-Green government. That was foreseeable, and unfortunately, I see no turning back. On the contrary, even future builders of single-family homes will have obstacles thrown in their way from the highest levels... The housing concept in Germany is changing. More than ever.

I have been in a kind of doomsday mood regarding the housing situation in Germany for some time and am very glad that we are building a single-family house despite all resistance. Maybe there will be relief when the promised 400,000 apartments per year are built, but at present I do not want to be dependent on finding an affordable, decent apartment for us. We are drilling a well on our property and can, if necessary, also establish a kitchen garden. In my assessment, money is currently worth less than a secure home, at least for us.

Who is supposed to build the 400,000 apartments? That simply cannot work if the climate target is to be achieved. There are no capacities for that. And the construction itself must also be completely overhauled. Massive construction with plenty of concrete will be interesting; how long that will last.

This will be an absolute mammoth task.

A thought-provoking impulse on the topic of funding. I stopped years ago trying to fight against politics and letting myself be pressured by politically fluctuating decisions. I wanted to build my single-family house with a gas boiler without funding. Then came the announcement, kfw40+ is funded with 30k + Bafa for heat pump 35%. Three days later I was at the energy consultant, had everything recalculated for 500€, slight change to the construction drawing. After a week, what was the energy saving ordinance with gas boiler turned into: a central technical unit with brine-water heat pump and cooling, central controlled residential ventilation with enthalpy heat exchanger, brine insulation under the floor slab XPS and additional base insulation, photovoltaic system with storage and and and..... The whole fun cost me definitely 50k more, but there was also funding of over 70k. In the current situation, I would simply make the decision dependent on two points: 1. Can I afford to wait 2 years as well, with the risk and chance that the funding might possibly come vs ‘it won’t get cheaper (building materials, interest, requirements for house construction’ 2. Build bluntly according to the energy saving ordinance and implement roof, wall and window somewhat better than required (because of future energy costs) With the certainty that today I roughly know what the project will cost me in construction costs and interest. PS: I would not speculate on point 1.

Who is supposed to build the 400,000 apartments and in what way is not known to me. I only know that the federal government has issued a "letter of intent (?)" in this regard.
