A thought-provoking impulse on the topic of funding. I stopped years ago trying to fight against politics and letting myself be pressured by politically fluctuating decisions. I wanted to build my single-family house with a gas boiler without funding. Then came the announcement, kfw40+ is funded with 30k + Bafa for heat pump 35%. Three days later I was at the energy consultant, had everything recalculated for 500€, slight change to the construction drawing. After a week, what was the energy saving ordinance with gas boiler turned into: a central technical unit with brine-water heat pump and cooling, central controlled residential ventilation with enthalpy heat exchanger, brine insulation under the floor slab XPS and additional base insulation, photovoltaic system with storage and and and..... The whole fun cost me definitely 50k more, but there was also funding of over 70k. In the current situation, I would simply make the decision dependent on two points: 1. Can I afford to wait 2 years as well, with the risk and chance that the funding might possibly come vs ‘it won’t get cheaper (building materials, interest, requirements for house construction’ 2. Build bluntly according to the energy saving ordinance and implement roof, wall and window somewhat better than required (because of future energy costs) With the certainty that today I roughly know what the project will cost me in construction costs and interest. PS: I would not speculate on point 1.
