Since I am a native of the Upper Palatinate, I’m used to the barking :D. The problem is that hardly anyone offers the standard land value, right? I had bad experiences there but more in the Nuremberg-NM region. I’ll check if I can actually find something... Thanks for the info

I have another question because I have just dealt with this again and am a bit confused, the following applies to us: The loan was approved in 2020 and everything is signed and already "used up" The house is not finished yet, this will happen in the next 2 months. Do I have to worry because I have not yet proven that I built a KFW 40+ house exactly or is everything fine on my side? Thank you in advance for your experiences!

The actual purpose of KfW funding has apparently been quite misused, if you read here that it feels like every second person has built or wants to build a granny flat, and the main reason has been the funding. If you receive almost €75,000 grant for a single-family house, something is definitely wrong.... My suggestion: start everything over and only support people aged 40+ with higher requirements and lower grants. But please without income limits.

But then no one will build KfW 40+ anymore.

We are building in April with timber frame construction, air-water heat pump, photovoltaic system, and battery storage. We could relatively easily meet the 40+ standard.

But we are still building according to 55, because the higher subsidy for 40+ is eaten up by the cost increases, especially in the area of insulation materials.

Therefore, we would pay extra for 40+. This will be the case for everyone, which is certainly one of the reasons why so many 55 applications have been submitted recently.

The construction costs are currently so dynamic that they have long since outpaced the subsidies from June 2021. That is also why the now completely missing subsidy is so painful for those who want to build this year.

Now he is talking about possible solutions and some still available funding. Let’s hope they find a good solution for the open applications.
