Well, as I wrote, we were "lucky" and only paid €750 because we bought the plot a few years ago. And so we were already able to pay off a large part of the plot before the start of the house construction and accordingly had a lot of equity now.

Since I no longer understand, I would be very grateful if someone could explain to me, based on Habeck's statements yesterday, how the situation now looks for us. We have planned a renovation according to [EH70], the architect and energy consultant actually had all the plans finished, now the building permit should be obtained.

As I understand it now, we would have to achieve [EH55] in order to apply for funding from the KFW this year?

Well, why is housing so expensive? Because it’s getting more and more difficult for landlords. Now, with the new heating cost regulation, I have to inform every tenant about their monthly consumption and install remotely readable heating cost devices. Monthly. But I have to bill for that. For me, an immense effort.

As a landlord with a soon-to-end social streak, I’m fed up. I can no longer rent cheaply. So far still 5 euros per sqm.
It will become 8 euros. Janitorial services, parking spaces to calculate, property management, etc. So far I have done everything myself to keep ancillary costs low. That was good as well. Now I don’t want to anymore. Ancillary costs are rising drastically like the rent. And now the 135 euro subsidy doesn’t help either. The problem hits the state anyway. When all the ancillary cost back payments from the welfare recipients come in.

Off topic: But they will soon no longer exist, as socially disadvantaged (?) persons will receive Bürgergeld instead of Hartz IV. I am curious whether the recipient group will then expand, at least for the first two years during which no means test is conducted.

But that is only half the truth. Back when Baukindergeld was introduced (2018!) and even in the following years, you could absolutely build here in the Rhine-Main area with that income without big gifts of money from the family. Today that should still be possible, of course no longer in the districts of Frankfurt/Mainz/Wiesbaden, but within a radius of 30-40 km that should still work today. One could of course have designed the Baukindergeld and/or the income limit dynamically, but then the fund would ultimately have been empty faster. In any case, I found Baukindergeld a good approach, but the implementation was in need of improvement. But honestly, who would have expected the crazy price increases of the last 2-3 years? If we had known that, we would have arranged such a really messed up 120% financing back then. In hindsight, it was pretty stupid to save equity with our middle income instead.

If I remember correctly, nothing was possible on Monday anymore. On the late afternoon of the 24th, definitely nothing was possible anymore. However, I consider it risky not to pay the invoice. After all, he has provided his service.
