Okay, thanks for your assessment. I still think it’s not so bad for our build. We were too late for KfW55 anyway, KfW40 was not an option for us, so basically nothing has changed...

No, there was a flood of applications, most of which were even approved. Only 20,000 "individual cases" and everything that comes afterward is somewhat in limbo. Construction companies will be fully booked this year and next anyway, to work through the current backlog. After that, there will be new funding and everything will continue as usual. I do not see any improving capacity utilization among construction companies, Correct, a few months of forced pause for the "individual cases" and all prospective builders who are still in the decision-making phase. Even though the outrage is easily exaggerated here, everything in the construction industry will continue as usual.

Theoretically yes, but practically rather not. Construction companies still have enough orders in the pipeline so they certainly don’t have to fear unemployment this summer. Material prices also seem to keep rising, so waiting tends not to get cheaper. It is also currently completely unclear if and when a new new-build subsidy will come. What is clear is that first a new budget has to be approved in the Bundestag, then the subsidy, etc. That takes 3-4 months at the fastest until applications can be submitted. And then it is unclear how much will be granted. If the subsidy is then cut to €10,000, you will probably have that back in price increases. If I were currently in the situation that my subsidy is gone, I would probably bite the bullet and go through without support. Waiting for a new subsidy would be too risky a bet for me.

The consideration is basically correct, but the Prussians don't move that fast. For now, everyone is waiting to see what comes next. Everything where the first groundbreaking is happening now was already planned last year, and what is still scheduled for the summer is also already fixed. The KfW dip will come - if at all - at the earliest at the end of the year. It really depends on how fast everything progresses and also on how much Lindner opens his wallet.

Since links are forbidden: The interview today with the CEO of the Federal Association of German Housing and Real Estate Companies in WELT (see homepage) should be read by everyone who thinks that nothing serious has happened. Currently still readable for free.
