Good evening everyone, I really would have wished for a better start here in the forum than on this topic. I am also affected, however, I already received the approval in December. But the press release says "Decisions will also be made quickly regarding the handling of the already submitted, but not yet decided EH55 and EH40 applications."

I would interpret "beschieden" as a sent decision, and I did not receive that with an approval, right? For me, a decision would be at the very end when the house is built and KFW says "Yes, this was built as applied for, here is the money." Can someone clarify this?

I initially believed that too, but I have found in several sources that "What happens with already submitted but not yet approved funding applications for new buildings according to Standard 55 or 40 is unclear. That additional money will be made available for this is unlikely according to Habeck's fundamental criticism."

I have seen other people who applied a week ago and did not receive the automatic confirmation, so they lost it. That is madness.

The grant is awarded completely arbitrarily and without any rules. It is pure luck whether you receive an automatic confirmation or not.

I think this is the death blow for the average "home builder" - given the suspected new KfW requirements +exploding prices for building materials, the new standard will hardly be worthwhile or will be unaffordable. Due to the elimination of the KFW, already increased construction interest rates will continue to rise since there are no alternatives left. And the cherry on top are the new, stricter requirements from the Federal Financial Supervisory Authority on banks' lending practices.

I wouldn't be surprised if many will have financing offers with a 2 before the decimal point by mid-year...

Oh yes, was there something about the shortage of living space?...

For me, this is a grant/loan approval. When the house is finished, it's just the funds disbursement.

But I'm still a bit confused myself – the approval was last Wednesday, today I signed the contracts with the intermediary bank, but I'm still not 100% sure.

What a bananarepublic behavior...

I would like to briefly address the insinuation from again...

I would argue that the majority of builders cover the additional costs for the building standards to be met with the KFW funding and do not build a garage or a well in the garden lovingly designed by the landscaper...

If I have an offer according to KFW55 standard and receive no funding as of today, why should I spend the 25,000€ additional costs for a KFW40 building? I will never recover that in operating costs even in three lifetimes...

I have directly affected colleagues in the service who have planned 40+ with a construction start in April. Of course, a construction should not fail over 37,500€, but for the majority of private builders/condo buyers, that can be seen as a bit more than "pocket money" or "peanuts."

Last but not least, this is not meant to be a personal attack...

I have already written this in many other threads, but gladly again here: Why should slightly better insulation be so expensive? Timber frame almost always automatically meets the required standard. With ETICS, it often only takes a few more centimeters of insulation or better WLG. Maybe additionally insulation under the floor slab. Normally this should be doable with a few hundred or a few thousand. Why anyone builds a new building without photovoltaics, controlled residential ventilation, and heat pump I don't understand anyway...
