The reason why the funding stop is not such a big media issue is that as a homeowner you are no longer middle class. It is more of a top 10% conversation. And that simply does not interest the general public as much as fuel or food prices.

Building a house is only partly middle class anymore, but homeownership definitely is. With nearly 50% homeownership rate among the population, it can hardly be said otherwise. And with renovation and such, we already have quite a few things on the list. In the end, tenants are affected by this as well, but the connection between the costs of a property and the rent has long been systematically denied in Germany (capping renovation charges, rent caps, etc.)

For my part, I will now build a 40er "for the time being" without funding. The question is whether I postpone individual items such as the planned photovoltaic system at first but of course already plan all the preparations for it. Then you just have to spread it out over time.

From January next year, that is 2023, there will be a new funding program with a new title. For this, the quality seal for sustainable building is to be further developed. A particularly important point seems to be that emissions throughout the entire life cycle of the building should be given even more emphasis. Can you already imagine what this might mean? I thought that with "EH40-NH" almost everything had already been exhausted. What could/will still come for single-family home builders?

Include the photovoltaic system right away. Even with 2.5% interest, finance it directly. It costs you 500€ more credit per year but probably saves 700-800€ annually in the future. I'd rather build a 55er or what do you expect from a 40er?

used building materials. Clay and wood will be better than concrete and stone. It definitely will not become cheaper because of this.
