Complete offer from the architect? Is the price reasonable?

Hi,
thank you very much for your feedback. Well, the architect doesn’t need a lot of creativity because a rough planning (room layout, approximate room sizes) has already been given to us beforehand. We “expect” / “hope” that this will simply be reasonably put on paper.

How much usable floor space there will be is not finally decided yet; it should first be a rough guideline. The planned costs of about 400–450k exclude everything else that may arise, e.g., outdoor facilities, additional construction costs, furnishings, sanitary & electrical have a separate budget.

Regarding the static calculation costs... phew... well, we are curious what will come at us there. We will talk to the architect; he surely has someone who will do that for us.

Regarding fire protection... honestly, no idea. So far, there hasn’t been much about this in this forum either. Who normally takes care of fire protection?

Regarding KfW, it is not a requirement for us, but of course it would be good if we could achieve the KfW55 standard to save heating costs in the long term.

thank you very much for your feedback. hm, I had almost feared that. That means we would have to contact the various general contractors and obtain offers based on the picture template from the architect. Since the offers will probably all be different, a direct comparison is no longer possible.. too bad

Hi, thanks first of all for the feedback. And now the first doubt arises, because some have already written here that the price is "cheap", now comes "quite expensive"... To be honest, for a few drawings etc. I also find 11k plus VAT quite expensive, that’s after all 14,000 € with tax. I thought that there would really be something with quantity lists etc., so that one could possibly not go through a general contractor but tender oneself, but that apparently isn’t possible here. Yes, according to the offer it says 360m² gross floor area, the pure living area would then be determined in the course of the commissioning etc. The intended costs are without all the additional costs, such as incidental building costs, outdoor facilities, electrical & sanitary etc. One could say, costs for the "extended shell construction".

For 11K€ not much can come out of it, especially not the execution planning for a GP, which is also not service phases 1-4.

Additional construction costs usually amount to 10-15%. I would ask myself why the colleague has so little work to offer such a cheap price,...

Keep in mind GFA is not the same as living area! Depending on the design of the house, it might not even come close! The GFA describes the floor area (including walls) of all floors, including non-full floors (e.g. attic).

yes, of course we are aware of that and clear about it, which is why we wrote that the pure living area would be determined during further planning... Depending on whether the ceiling height is 2.80m or 3.00m, etc.

Our main concern was whether the offer includes everything so that it can be taken to the general contractors / construction managers, and whether the price is reasonable for what is offered.
