Hello,
the 11K also seems (very) low to me. The question is how much
design creativity in phase 1 you expect (are allowed to expect) for that?
Gross floor area 360m² = how much usable floor space?
To me, the above-mentioned sum also seems low unless there are huge
unfinished attics.
As costs for the static calculations, another small to medium four-digit
sum can result. We are at about 4K for planning and the house together.
Who is supposed to do the fire protection? I thought that was part of it, but I could be wrong.
We pay separately for energy consulting as well, but it is the same person (architect).
Are you planning to achieve any KfW standard or haven’t thought about it yet?

thank you very much for your feedback. Well, the architect doesn’t need a lot of creativity because a rough planning (room layout, approximate room sizes) has already been given to us beforehand. We “expect” / “hope” that this will simply be reasonably put on paper.
How much usable floor space there will be is not finally decided yet; it should first be a rough guideline. The planned costs of about 400–450k exclude everything else that may arise, e.g., outdoor facilities, additional construction costs, furnishings, sanitary & electrical have a separate budget.
Regarding the static calculation costs... phew... well, we are curious what will come at us there. We will talk to the architect; he surely has someone who will do that for us.
Regarding fire protection... honestly, no idea. So far, there hasn’t been much about this in this forum either. Who normally takes care of fire protection?
Regarding KfW, it is not a requirement for us, but of course it would be good if we could achieve the KfW55 standard to save heating costs in the long term.
