short update:

we will take 300k kfw and 250k NRW.Bank (sustainable living) with an interest rate fixed for 30 years at a rate of 1.63%.

what do you think about the financing?

Wow, that sounds good! Do you achieve the KfW 40 EE standard with the renovation, or is that not a requirement for [NRW.Bank Nachhaltig Wohnen]?

According to our advisor, you only have to achieve the 40EE for new builds. We are renovating, so it is enough to reach KfW 55 EE. Let's see if that is really the case afterward!

Thank you for the information! I just looked into the information sheets and it really seems that way. We have already inquired with our financing partner and might possibly restructure our financing! The conditions are unbeatable!

I just need to clarify which documents the bank needs for the application, as the funding definitely ends on 31/03. Finished construction plans etc. we won’t get done by then!

Does anyone here know about this?

I had contact today regarding this matter with our Interhyp advisor and the house bank we are in talks with. According to our bank, they need all documents that they also require for a normal construction financing (i.e. construction plans, proof of income, etc.). Our bank tried to talk us out of the arrangement with wild claims like "Renovation is only funded for 40 EE." I was able to refute all but one of these through contact with NRW.Bank. However, one question remains open for me: Do the conditions/interest rates apply at the time of application or at approval by NRW.Bank? Allegedly, the interest rates in the program are supposed to soar in the next few days with the resumption of the KfW new construction funding.
