Floor plan optimization city villa + fill consideration

I think you asked me at some point why I wouldn’t put the carport/garage on the west side, and here is my answer: because then you turn AWAY from the evening and afternoon sun INSIDE the house. That’s why I would never ever have swapped everything around.

We have many different opinions here, and everyone has their own reasoning. If you listened to everyone, you would have to build a bigger palace including €100,000 more in costs and expenses.
If someone tells you: kitchen by the terrace, then that’s a smart point, but just one of many. No one minds if the terrace is by the dining area... it’s just a few more steps... and you don’t grill 360 days a year either (at least most don’t).
Of course, the kitchen is well placed there, but if the price is that the sofa gets cramped, then the kitchen-terrace solution is not suitable for this house and you choose the compromise that overall brings more quality of life.




That’s not necessary either. They are still just drawings. You bring the house to life with interior design.



No, you don’t only build once, what would there be to regret, and mistakes from others don’t exist anyway. Do your thing or your guys’ thing. But make it work.



Yeah, in my opinion you’re not out of the maze yet... you’re way too confused for that.



Windows: also a thing. Two windows are good. But not necessary if the main window is big enough. Here they even face south, so it won’t get any brighter. Two windows also have disadvantages, namely less space for furniture or even a missing cozy corner. Then the bed is placed underneath and the child can no longer sleep. Everything has advantages and disadvantages. But if you have a good feeling about it, then stick with it!

However, for me, the most important thing is that the daily routine runs smoothly. And that includes (among other things) doing laundry and keeping the hallway tidy. And I don’t see that at all here.

So, put your architect on the spot! What does your husband say about all this?

... and all times: the more optimal something fits the "here and now," the more the ravages of time (in the sense of "panta rei") will take their toll - when the kids are grown, you build the second house (which is about time anyway, after all, it is said that the third one is for oneself).

I also don’t like to exchange things. In the East, the carport is 1m lower than the house, in the West the difference is not that big.
If we didn’t build the carport in the West and had the living room with the window doors there, we would be looking at the neighbor’s garage. We already know that he will build it on that side. The neighbor’s garage is a bit higher than our property and only 4m away. So we would see it from the sofa.
Wouldn’t it also cast shadows anyway?
Our living room is now in the East and it’s 3m to the neighbor’s property line, so of course they can put their garage there. But it would then be a bit lower than our property because of the slope. What bothers me now about the living room in the East is that you can’t really step outside there. Since it’s only 3m to the neighbors, we can’t add soil. So we really can’t get to the terrace, also we have such a big height difference that the doors basically can’t be used.



Do you feel the couch is squeezed?
You can put a 3.3m long couch and still have 4.07m raw construction dimension to the TV. You can also add an armchair, even if it should extend a bit into the dining area.


Could be. I see some things more clearly. I still want some things and wonder how I can manage them. Especially hallway and laundry!



Why is that? Not completely underneath, but a bit is okay, isn’t it, or is it because of drafts?
We are doing 2 windows since the children will surely darken the big windows in summer with blinds. Then they have a 2nd window for daylight. We chose 176/88 strip windows at a parapet height of 125, or what else is suitable as a second window?

My husband honestly hardly thinks about it and lets me do it. But he is not totally satisfied either, he just wants to finally get going and have a house built.

And I have drawn something again. The dimensions are not indicated. They have since been redistributed. There is this U-shaped staircase with narrowing steps. Can this theoretically be done? I hope you can see what I mean. It gains space for the parents' bed, a mini storage room, and a niche in the family bathroom for the washing machine. The children's rooms give up a few square meters. I just don't know if this is a great idea or something unusual that no reasonable person would plan. Please share your opinions.

Slowly *smile* it's becoming pathological. Redirecting two supporting walls again - at least this time without complication of the drainage (oh yes, my solution - you don't deserve it, but the readers are surely already eagerly waiting, and I don't want to hold them hostage for your forgotten homework, so see attachment).

Do you insist on having three guesses?

Also works with the platform staircase, only you get a smaller niche and smaller storage space there. But certainly still okay.

I like the platform staircase because of the straight steps and I imagine it to be more comfortable in everyday life, also easier for the children.
