If you have the exact dimensions of the construction site + development plan requirements, you can optimize the house shape and size. You can also arrange the rooms according to the cardinal directions, take the surroundings into account, and so on. In addition, there is the garden orientation / arrangement of the terrace.

How big should a terrace be at least? Width and length? The rooms are quite well oriented. At least that fits. I would appreciate tips on the topic of garden and terrace.

maybe you should focus on the house again?!

I probably wouldn’t put a staircase to the west if it can go to the east. Same goes for the garage.
Utility room in the north is a no-brainer... the rest is more or less standard.
The one marked on the site plan was better than what you finally posted. Unfortunately, I haven’t seen the upper floor. Bathrooms stacked in the north, children’s rooms in the south, you can’t go wrong there.
Remove the landing stairs, instead a generous 2/4 turn staircase.
Upstairs let the kids shower in the tub (space-saving), I am absolutely fine with that, I do it too and gladly
Children’s rooms don’t need nearly 20 sqm, 15 will do, if the living room has space for
etc... then behind that also a small laundry room for washing. Ours is 3.4 sqm and totally sufficient.

And later it’s on to the garden.

Joker. You’d have to steam cook instead of showering, use the litter box, and skip washing your hands (or do it completely with Sagrotan wipes). Of course the water has to go away again in your house – if not, patent the solution and you can afford a house as big as the whole world.

I want to see that!
Less than one – but that one is in the utility room – I can’t manage.

I mean there will be no drainage in the living room and office anymore. That is the goal.

Why no stairs and garage in the west? Why east, if possible? Where to magically put the laundry room?
