Floor plan optimization city villa + fill consideration

I'll take a look at the house, thanks. Yes, we're not super individualistic. We like it simple. So with our floor plan, there's never any risk of a labyrinth. You're right about the washing machine upstairs. But the 2 bathrooms upstairs have to stay. Is it possible to get a nice niche for the washing machine and dryer in one bathroom? The dryer can comfortably stand on top of the washing machine. It needs to be accommodated in the bathroom because water from our dryer has to be drained.

Depending on how many additional costs you have planned, that might be enough. But as Kaho already said - sampling is still to come! Therefore, I would be very, very cautious now about planning additional money drains. Remove one shower, do not enlarge the house further. If a second bathroom is that important to you, the stairs should be moved upstairs. And the T is gone! Possibly also the two washbasins. Do you often shower together and also at the washbasin at the same time? Otherwise, you could also go for a wide single basin - saves some space.

Do you think we are losing too much space to hallways? For example, the hallway upstairs could have been halved if the stair railing is not left open.

Is it possible to connect it to the wastewater system? Our dryer also has a compartment that needs to be emptied afterward. However, we can connect the hose between the dryer and the compartment to a tap (similar to a washing machine). Even if your current dryer doesn't have that, I would have such a drain installed for the next one.

Forget about those silly individual decimeters or even centimeters; they just get in your own way perfectly. The feeling of space suffers from counted measurements, and when it comes to tolerances in construction, a thumb width is what a millimeter fraction would be to a perfectionist. You basically can’t draw a precise line with a trowel.

Put the floor plan aside. Think again about what you want. Not 4.5 m living room, but a cozy sofa with the dimensions of y x z should go in, the 2 m now between nose and TV is too little. Then adjust your floor plan accordingly. I am in favor of the washing machine and dryer upstairs. Next to them, a basin for soaking stained laundry. A children's bathroom is a luxury. Better a proper bathroom without a bathtub with space for everyone.
