Floor plan optimization city villa + fill consideration

I have a friend with MS who is sometimes dependent on a wheelchair, my husband has a buddy who had a stroke. My father has hemiplegia. We renovated houses 3 times so that it works. After that, we wanted to avoid some things and took care ourselves. Hopefully, in 35/40 years, we will move into an apartment up on the mountain and enjoy old age with friends and acquaintances.

Given the room width, I would rather arrange everything around the walls, bathtub in front of the window, then this space is used best. Window a bit bigger if there is not supposed to be a second window. For example, regarding the width of the living room: have you already looked at the variants in a furnished house? Don’t cling to one number (whether 4.4 or 4.5). And if you can’t realize everything: make a priority list! Prefer a large kitchen or a large living room with a projector? Prefer a spacious bathroom with a great shower and tub or privacy from the children? It is important to be clear about this beforehand and not regret it afterward.
