We bought an old building and completely renovated it. During our search, we actually ruled out a house because of the ceiling height - but that was in a different league. Just under 210 cm, from the 1930s, so without the charm of half-timbered/farmhouse style, you really felt a bit claustrophobic. In all the other houses we visited, the ceiling height was so irrelevant that we didn't even measure it. Don't drive yourself crazy

It’s no use asking here whether your ceiling height of 2.55m is sufficient or not. Everyone has a different opinion on that. It doesn’t help if I find it too low and someone else would be completely satisfied with it; it only has to please you. Why don’t you go to a model home park and measure the ceiling heights there? That way you can see live what suits you. Also, you can ask the general contractor about the surcharge for an extra half brick row, then you can see if it’s worth it for you. For us, the increase was cheaper than the surcharge for a larger bathtub. We also gave a lot of thought to building the house, and I have to say that we regretted nothing and would build our house exactly the same way again.

What does it look like if you want to move 1-2 windows by 10cm? Does that fall under [Tektur]? Do you need new drawings for that or is it such a minimal change that you discuss it with the site manager during the construction kick-off meeting?

I remember the statement of my then architect, who said that everything concerning the facade leads to a permit. That would also include moving a window by 10 cm.

Do you know anything about the costs of a Tektur?

Is it actually allowed to paint a facade, which will now be white, gray in a few years during repainting, or do you have to ask the building authority or even submit an application there?

I would say that as long as the development plan does not specify certain requirements, the color does not matter. I don’t know how much the Tektur costs, but in terms of construction costs, it will probably be a minor expense (low three-figure amount).
