Floor plan optimization city villa + fill consideration

We didn't find a solution. The guest WC nested in the utility room has made the utility room almost unusable. An office on the ground floor only works, I think, with a straight staircase. But then you have drawbacks upstairs.

Do you think it comes at the expense of the bathrooms for us?

I think a 2-meter-long wardrobe because of the extra hallway is stupid. That’s also a long journey to the guest toilet. The toilet downstairs is mainly used by us and not the guests. Jackets that are not currently being worn can also be stored in normal closets.

I think that a bathroom in the dream house should be a big feel-good factor. Your own little wellness area, so to speak. I wouldn’t want to make any compromises there either, since you can hardly change it anymore without spending a lot of money.
That’s why I would swap the top and bottom of the floor plan upstairs, design the rooms a bit differently (smaller children's room), then you have 40 sqm + XX for the bedroom, main bathroom, and parents' bathroom.

Pretty crazy. Such a huge house and then no room for a study?
We have 10 m² less (!) area on the ground floor and have a study.
And I think there are plenty of floor plans without a straight staircase with a study:

The wardrobe would simply be too small for me, we had one of the same size before and it was not sufficient. Where are the shoes supposed to go then? Once the children are bigger, they have jackets and shoes just as big as adults and lots of them... it simply isn’t fun when you don’t know where to put all those things. The children’s rooms would be too big for me. My children really only rarely sat on the floor and played, and less space would be sufficient for that. From about age 10, the floor of the room wasn’t used at all anymore and now they either lie and sit in bed watching TV or (very rarely) at the desk. I don’t see a nice TV wall in the children’s room at your place, the opposite wall is very far away. Instead of the huge children’s rooms, I would prefer a storage room or a space in the corridor for a cupboard on the upper floor. We have cleaning supplies and a vacuum cleaner there for the upper floor.
