If you raise the ground floor and garage at least to street level, there would already be about a 1.30 m height difference from the living room floor to the garden at the back.
From my point of view, there is too much subjunctive: Split level is supposed to mediate between the terrain heights on different sides of the house. Referring to a third dimension (here: the street) only makes sense within the mindset of the connecting door faction, since primarily through this connection the relevance of the street level sneaks into the house.
