Floor plan optimization city villa + fill consideration

Well, I live quite well with it in everyday life otherwise. I research a lot on the internet before making purchasing decisions, read reviews, compare prices. It takes a few hours and the result fits.

I don't regret my husband, children, or job.

I just have a hard time making final decisions when it comes to the house. Once it’s built, of course I won’t be tearing down walls anymore. I just try to avoid as many "mistakes" as possible in advance.

I choose colors and furniture surprisingly quickly. Strangely enough, that's no big problem.

But I do plan a lot. For example, my wedding or road trips in the USA. I had already organized almost everything from Germany, for example all motel bookings. But I'm a security person and don't like to just spontaneously look for where to stay.

I think I'm rather a special type and don't need therapy because of the house planning. We have planned everything to the end and can only change minor details now. I just need to mentally close the chapter.

For me, building a house is a huge project. After all, it’s about 600,000 euros for only 165 sqm with a carport and no basement. That also has its impact. I find the amount crazy. And since I want to do everything right if possible, I’m tense.

I just don’t feel well advised and regret beforehand not going to an independent architect. A few months ago I found that too expensive. Today I would gladly spend the money for a good design and advice.

"Because of" the house construction, probably not, no. As I said, it wasn't an attack. It would drive me crazy, both as a partner and as someone affected myself. I am also a planning and organization freak, but you are asking strangers (!) here about every tiny little decision, that's just not quite normal (and you have already written that yourself). If that doesn't stress you, just ignore my post, it was really not meant as an attack. All the best to you moving forward!

I would be very cautious in judging what is normal and what is not. The fact is: after building a house, there will be things that you could have done differently in hindsight - so what? Just build another house.

Of course I Google beforehand too. But I still don't know a lot. And in real life I can't ask anyone for advice. Our friends, as mentioned, haven't built yet. And your post was okay. All good.

It might not have made a difference anyway. At least that's what I often wondered. If you have your ideas, you stick to them. If your husband doesn't want to be in a glass house, the independent architect won't plan for you either. In the end, nothing different would have come out anyway.

In many places, the window sizes could still have been optimized. But it's only a matter of a few centimeters, for example, on the upper floor we have 1.51 meters width everywhere, in some places 1.76 meters width would certainly have been possible, but back then we didn’t think about it because I didn’t know it was important; today I would rather make use of every possible centimeter of window size. Furthermore, I would also make the ceiling height on the ground floor a bit higher. Perhaps I should have also made a bay window and then a seating area with a nice view in the hallway on the upper floor. The living area could tolerate larger windows, and I was very restricted there because I wanted to fill the space completely and thus blocked many possibilities for window positioning. Everything could be a bit more "airy," more floor-to-ceiling windows, etc. I can certainly live with it, but it all doesn’t look modern in that area. I could have been bolder there. Of course, you can always live in a room. And of course, you never know how it would be to live with the other option.
