I noticed that we did not have to define the size of the terrace. We are filling in for the house, so the terrace must also be filled in. Before it then goes down from the terrace with steps to the lawn area. Is that not relevant for the building application at all? Do you simply discuss the filling for the terrace with the construction company during the construction kickoff meeting?

In my experience, the planned representation of the terrace is indeed relevant for the building application; however, it does not necessarily have to correspond to the reality to be created later - or rather, the correspondence is never checked in practice.

If you say you have to backfill in order to have a terrace at all, the question of necessary fall protection could arise if there is no terrace representation - or are you not planning access to the terrace from inside the house?

How high must it be filled up? We're making the terrace level with the ground and going down steps from the house to the terrace. We also included the terrace in the building application (and actually had to correct it because it was within the 3m distance limit), but I also think that no one checks that later, you can build the terrace however you like, as long as you at least keep the 3m distance to the neighbor.

Yes, there is access and there is indeed a planned design as I have come to know.


We do not want to go down steps to the terrace. There is about a 1.5m difference from the terrace to the garden.

Currently, the terrace is planned with a length of 8m and a width of 3.30m.
I find the width too small. I think the width should be at least 4m.

What do you consider good terrace dimensions? Is 4m width enough? Since the terrace is elevated, you can’t move onto the lawn when moving around chairs.
We also need to stay within the allowed floor area ratio, says the architect.

Once again: Plan the terrace so that it complies with the specifications (Grundflächenzahl, Sonstiges), then everything is fine. It is usually built only after approval by the building authority anyway.

I would also recommend a depth of 4 m for the terrace, width (length) then according to the available possibilities.

I find it so difficult with the plot ratio. A large terrace is actually important to us. But we still have to accommodate a garden shed/[Schuppen]. We don't plant anything. We don't have a green thumb. But how much space do children need for fun and play in the garden? Swing, paddling pool, etc.? I can't even imagine the dimensions.
