Floor plan optimization city villa + fill consideration

I am definitely in favor of a children's bathroom, that is the best thing about our new house. Previously, our bathroom was either occupied or completely messy, or I could spend the whole day tidying up if I wanted it to look nice. I also didn’t want the washing machine and dryer upstairs because the appliances are quite loud and would be disturbing up there, plus walking up and down stairs is healthy. For the living room, you should make sure that the length-to-width ratio is right; 10m long and only 4m wide quickly feels like a narrow corridor. If possible, I would also increase the room height of 2.55m; with such a large living area, the height is a bit tight. Best regards Sabine

As it is now, you find it just not working at all?
There are 4 m from the sofa to the TV wall.

What ceiling heights do you have?
I haven’t given any thought yet regarding changes.

No, it was just an example of how you can restore order again based on the fixed 4.5 m for the living room. Maybe your husband will find 4.25 m quite alright after all. Don’t get hung up on centimeters, but go back to the content, what you want. Your husband has some idea. Usually, such measurements come from "I want that sofa," or "The current distance of 2 m (just as an example) in our apartment is too little, so in the house, it has to be such and such."

In your situation, I would go back once again to the room program, requirements, must-haves, nice to have. Work that out again without a plan.

Only then go back to the plan or approach another one.

Take another stroll through show homes. Get ideas, impressions. Measure again, imagine the flow.

I also find that important! We didn’t really do that much and just went by some measurements that seemed logical to us or were suggested by friends.
Although I have to say that it is also difficult to find something realistic in model homes because they are mostly quite oversized or simply not designed to be practical.

The appropriate ceiling height is very important; the larger the room, the higher the ceiling must be. Take a look at this in various model homes and measure it there. We have 2.70m and find that very nice, previously we had 2.50m and it looks completely different, it makes a big difference. Not only the size of the living space is important; without a suitable ceiling height it doesn't look good.

Is the sofa only used for watching TV? Can't it also be practical to be able to watch the children playing in the garden from the sofa? Or simply to have your own beautiful garden in the background, even if the weather currently forces you to stay inside?

Here there would also be the option to darken at least the window near the TV at the push of a button with blinds or shutters. As often as you usually press the remote control, one click for shading doesn't make much difference. In many tech-savvy households this can even be done with the same remote control or, depending on preference, with a smartphone, possibly just by voice control.

Personally, I would always prefer a sofa position where I have a line of sight to both the dining area and my own garden. But tastes and priorities do vary.
