Floor plan optimization city villa + fill consideration

You are right. I am looking for the jack of all trades and am afraid of messing something up. My head is currently a big mess. But I do think that we can still get the floor plan right. For example, we have the problem that we simply don’t know where to put the sofa. My husband thinks it’s silly to block a window with a sofa, but he also doesn’t want the sofa against the wall with the TV facing the window, because he finds it too distracting outside and doesn’t want to look outside while watching TV. But putting the sofa in the middle requires a lot of space. At the same time, you don’t want to block windows, e.g. the middle single door. Really difficult. Funny enough, we hardly ever watch TV anyway, since we don’t have time.

Do you think [Raffstore] is important? Maybe we can save money by skipping it.

We do have to get longer. A dressing room with only 1.5 closets per wall is not acceptable and the large bathroom lacks depth as well.

Sofa in front of the window -> parapet. Or you just close the window, that’s nothing special nowadays (although I’m not a fan of it either). You need shading for the highly insulated rooms! And in this case, venetian blinds have a bit of an advantage over roller shutters. The latter should be at least installed. But I wouldn’t start cutting out individual items right in the middle of the planning. The most savings come from proper planning of the building structure and the basic equipment.

You don’t necessarily have to extend the house. It works as it is. Although I find that square houses are heavier. Does it have to be roughly a cube or could you also go for 11x9.5 m? Of course, it depends on the plot.

In my opinion, all the windows are too small. For example, we have a similarly sized kitchen, the window is 2.25m wide. I would definitely make your narrow windows at least 1m wide. Our bathroom window is 1.76m wide and that is just right.

It only works with the current dimensions if we give up some width in the living room so that the dressing room and master bathroom get a few centimeters more.
Kaho said the staircase could be narrower, but I’m not familiar with that. I also don't want to feel cramped. We originally had a U-shaped staircase, but the landing staircase is easier to walk on, the steps remain the same. I have two children under 2 years old. We carry laundry down to the utility room. So the choice of staircase is definitely good.

In the living room, I considered removing the middle single door. We had it because of the light axis. Then the two French doors could be set a bit more centered. Then you can put the couch in front of the window and at least have a wall at the lying part and possibly still open a door. You wouldn’t do it anyway, but theoretically. What do you think about that?

We originally wanted to build square because that's typical for a city villa. But that doesn’t work because we value a large living area. Now our area upstairs suffers from that. So we would also go lengthwise now. But with 9.5m width, I’m afraid of making the living area too narrow.

I also believe that you need to be careful not to overdo it. For example, we have a living room with a depth of 4.35m. I find that generous. 4m would have been enough for me. Your 4.50m might be nicer, but is it really worth it? You are shifting the stairs inconveniently downward in the plan. The dressing room and bathroom inevitably have to suffer, or you are now inflating the house.

Of course, you should like it in the end. But the furnishing phase still lies ahead, and the time after moving in is usually the most expensive, because everything is still missing. How big is the budget?

I might try again with the pantry tonight. I don't have the file here now. Oh yes, and I agree with : all the windows are too small.

Thank you . Maybe you can still get a 1m niche for a wardrobe. Maybe through a niche in the guest toilet next to the entrance door to the WC? Otherwise, I'll do the guest toilet + larger wardrobe. If you have 4.35, then the shell construction is 4.40m?
