Floor plan optimization city villa + fill consideration

I think I'll do it like this with more light. I had considered a 3rd door. But instead of a 3rd door, I'll make a glass element 1m long. What do you think? Do you have any ideas for the dark cozy corner?

Seriously? - I can't believe it!!! - You've been discussing YOUR house here for 52 pages (not the house seller's!) and you don't make such essentials the boss's business???

Yes, seriously. I only care about the floor plan and I like a square house with a good floor plan. Because the hallway is too narrow anyway. Everything else fits. If I had wanted different house dimensions, I would take another look. But I gladly make it a square thing.

Which on the one hand is not entirely true, because you also write and on the other hand it tempts me, as expected, to two sarcastic remarks, namely: "you can’t tell from the floor plan in terms of quality" and indeed the previous hint that apparently the insignia of the urban villa look are also important to you. In my opinion, floor plans can only be combined with "good" and "square" by an "or," respectively it is a magic triangle: out of "good," "square," and "below 150 sqm floor area," only two can really be combined at the same time. I don’t want to preach to you — only you know what you like and I don’t have to be responsible for that — but I still want to give you these hints to think about (as well as that floor-to-ceiling windows are not a feature but a gimmick). In another place, you even hold a contradictory wish: (which I also think is nonsense, but you see: you are not really consistently convinced yourself of your floor-to-ceiling dogma).

Ok, I’m not fully going through with this townhouse concept. I just like these floor-to-ceiling windows and these light bands at a high parapet height remind me a bit of a basement. That’s why I prefer floor-to-ceiling windows. I find them stylish and modern. But at the same time, I don’t like sitting in a greenhouse and don’t want too many windows; I need a bit of wall for privacy and space for furniture. Especially the new TV area without windows I found good for exactly that reason. But now I’m really afraid to sit there in the dark. My nightmare is if any room doesn’t get enough light.

I’m afraid there:
- in the TV corner
- parents’ bedroom
- staircase, since the parapet height is 90 on the upper floor (1.76/1.26) in the soon following version

What do you think? Enough light?


I like the floor plan itself. What is your concrete tip for me without scrapping it?
I admit I’m very overwhelmed with the floor plan and want to finish but be satisfied.
And I think the floor plan is really not totally off or does it seem like we got lost or somehow cramped?

Then follow a piece of advice that I have certainly given you many times (without flipping back to count): lay aside the self-imposed constraints and give the emergence of a spatial arrangement a chance without basing it on the mortgage of "must be square" and "light only through vertically oriented slits."
