A general contractor who builds ready for use knows how high the floor buildup will be for the desired covering and aligns the screed (which then has different heights from room to room) accordingly. The stair builder receives exact specifications, the door builder has the correct measurements. If the general contractor does not slack off, the floor is without height differences, the stairs fit exactly, and the doors as well. Without needing to be filled in or sanded down. If you remove the floor, you should pass on the necessary information and ask that it be taken into account in the execution planning by the screed contractor, etc. Why do you, as non-specialist trades, remove and award them yourselves? There are specialists for that. Architects, construction supervisors, etc. Such a build is an interlocked clockwork.

We have to lay parquet ourselves, for example. And I thought tiles are a floor covering as well. So you would suggest that the general contractor fills the bathrooms seamlessly or hires his painting company he works with so that we are out of the organization?

We are currently discussing this with our installer. He needs to know whether to plan 1cm for tiles or less for plaster. He needs this, for example, for the fittings (how far they protrude) or for the shower tray (how tight the installation will be).

Not even the parquet, I would take from anywhere other than what the general contractor always sources. If necessary, then it’s laminate. In six to eight years, with the standing of the exemplary credit-repaying homeowner by then, you gather all your single-family house living experience and build the second house. Done. In the 2D plans, the dollhouse furniture can still be seen as a kind of post-it notes that only mark the location of the real furniture – but in 3D it basically becomes a repeatedly sworn lie, since the builder knows 3D from the world of virtual reality and does not expect to get caught in a virtual falsehood.
