Is a floor plan with a garage feasible on the property?

We had also considered mirroring the house. However, in my opinion, we are not allowed to build on the border in the east, as there is an urban green area adjacent there! We wanted to possibly create an additional parking space there.

Rooms mirror, nothing else.

And leave the garage where it is?

But then the distance from the utility room to the garage is too far.
There should ideally still be a door to the utility room, preferably even with access to the garage!
Besides, the neighbor to the west is also placing his garage on our boundary. Then the garages would at least be next to each other...

I think we need to look at a few more floor plans.
If necessary, we just forego the office and the shower on the ground floor!

Don't know if I might have overlooked it, but what height and what roof construction is your garage/carport supposed to have. Honestly, with a flat roof, I don't really see where the problem is. Just sit on the back part of your terrace.

Purely based on the floor plan, I would swap the office and kitchen. I wouldn't see the shadow as that critical either, especially since there is a neighboring house anyway.

The kitchen should be open with access to the terrace.
It is actually more about the sun no longer shining into the living area from the afternoon onwards. On the terrace, you will find enough sunny spots. From the terrace, you then look sideways at a wall... In return, you have some wind protection!
The garage will have a flat roof and be max. 2.7m high. As already mentioned, the neighbor's garage will then stand next to it, but unfortunately I don't know its length!
I think it will come down to a 6x6m garage, then the overhang would be just under 2m and the floor plan can remain as it is.
However, I would then have an 8m driveway in front of the garage...
