Very nice that the topic is currently being discussed. We also want to build a single-family house in 2021 (on an existing basement, therefore new construction & renovation are equally relevant). Building with a prefabricated house builder & outsourcing energy consulting and renovation. We are now also asking ourselves about the sequence. We can already sign the contract for the planning services, right? We have an energy consultant appointment soon.

To not mess up the funding, am I correct with our rough schedule?

1. Energy consultant calculates what we should aim for to get maximum funding
2. Planning office of the construction company plans the house with us
3. Energy consultant creates the energy concept for this
4. We take out a loan
5. (by then it should be 1.7.) We sign the contract for the new build
6. We renovate the basement or have it renovated in individual contracts
7. Setup date
8. Interior finishing

To my understanding, you already need the 01.07. for point 4, as you finalize the KfW loan at that time. But please feel free to correct me...

He probably wants the grant option and not the loan option from [KfW]. Then he cannot take the loan from [KfW] but from bank xyz.

The [KfW] application must be submitted before the 5th and after 01.07.

No, is right, the loan should be handled through KFW as much as possible - okay, logically we should have the energy plan when we visit the bank. Oh dear, won’t it become infinitely chaotic if everyone waits now and suddenly wants to start building at the same time from 1.7.?

Some have certainly quickly applied for the old BAFA subsidy in December, so that they can or even must still apply for the old KfW loan in the first half of the year now.

Hello everyone,
I also have a question regarding the subsidy: In the end, is the interest rate decisive in whether I take out the KfW loan or not? The repayment subsidy and the grant are the same amount. If KfW were to stay at 0.95% and the bank offered me 0.60% for 10 years, for example, it would make sense to forgo the KfW loan. Or am I overlooking something?

Thank you very much for your feedback.
