On the ground floor facing south and west, there is a very extensive glass facade with an overhang of the first floor of 1-1.5 meters above it. This is structurally resolved with reinforced concrete. I would also disagree with you to some extent. I believe that the various funding measures in old building renovation are indeed effective and can be designed much more individually and also provide significantly stronger support than the KFW297/KFW300 funding. In my opinion, this funding no longer supports new build houses under current conditions.

Well, the energy consultant costs around 3000-4000€. The measures probably won’t be expensive if you want to achieve roughly the same energy efficiency anyway. I’m currently building with KFW300 and the effort for the “normal” subsidy is absolutely manageable. So why not even better energy efficiency for free?

The only thing that’s really restricted are gimmicks like floor-to-ceiling glazing or similar.

So at least the energy consultants I asked are more expensive when:
- Building Energy Act calculation including life cycle analysis
- Construction supervision according to KfW
- Airtightness test
- Applications and certificates

are included.

The only thing that is really restricted are gimmicks like floor-to-ceiling glazing .... Yes, everything that deviates from the standard and makes a house individual. Well, let's see what comes out of the Building Energy Act calculation and whether it is even sensibly feasible. I am probably too far from a standard for a subsidy that is also worthwhile given the huge proof / bureaucracy effort, let's see

The huge effort actually only arises with the QNG variant, which really isn't worth it. Normally, before financing, it is just the calculation that your general contractor must comply with and the confirmation. For the financing, the additional application must be submitted. During construction, a few certificates must be provided (by the general contractor) and the blower door test carried out (usually your general contractor also takes care of this).

Well, the U-value of windows is simply much higher than that of walls. Unfortunately, full glazing is not an option there.
