So now it is the missing income after all (bankers, after all...)

Please quote the entire thing ;). Too little equity = too much credit for the income. But it doesn’t really matter. If the financing doesn’t work, missing income or too little equity are ultimately the same thing.

I have to go to the thread starter's page, where I say you won't get the 500K house. Depending on age, I see a somewhat realized loan amount of 120K.

Can't you reduce the living area to 100 sqm? Small house also means low heating costs.

I pay myself 3000,- net because that roughly corresponds to my expenses.
It makes no sense to draw capital expensively from the GmbH through salary payments.
If I were to pay for the car entirely privately, the net costs would amount to about 1000,- per month. For that, the GmbH would have to pay me about 2000,- gross more, plus the employer's share for the expert.

Thus, the costs for the car amount to under 1000,- per month.

I do not want to inflate my salary because that is uneconomical. And, of course, because it affects maintenance.
Therefore, my question regarding the allocation/applicability of financing services through rent payments by third parties.

But you will have to do it, otherwise you will not get financing. As already mentioned, the rent payment for the granny flat is (partially) recognized but may also increase your standard living expenses allowance.
