From banking experience: As soon as you have more money, you spend more money. Once you've tasted the sweet scent of luxury, world travel, dining out very well 6 times a month, etc., you want more. That's how it is.

also very generalizing when you know what the actual goal is. Then I prefer to increase the rate later or make a special repayment. We travel little and go out to eat at most twice a month anyway.

and the horror scenario of becoming unemployed at a global corporation is also not that realistic

Yes, it depends on what type of person you are. My wife and I also do not fall into that category. We already had a very good life even with a lower income. Therefore, with salary increases, the standing orders for saving were simply increased by the respective salary raise. However, this is rather unusual since we live in a consumer society. If everyone thought like this and put it into practice, the economy would probably be in a bad state.

Generalizing, yes. But over 20 years of construction financing confirm this (unfortunately). It is similar to special repayments. Everyone wants to have the right, but very few actually use it (not a general statement, but the basis of our pricing for the right based on our experience with tens of thousands of customers).

In S-H it is ideal if you can provide 7.5% equity capital. Then you can apply for subsidized loans from the investment bank, which go into the second rank and are then considered equity capital by the bank in the first rank. Voilà, you’re at 1.1% interest or comparable. With €400,000 that would be €30,000 – with this you can achieve a lot here.
