Regarding the bathroom ....

j.bautsch with 94.13 m²


Franky73 with 94 sqm


The version by J.Bautsch is indeed 1 m² smaller, but the passages etc. are significantly more generous. Take a look at the bathtub / washbasin in the T-solution.

So I have now prepared different versions of the "allraum"





I don’t really think that swapping would improve the layout. I find the kitchen simply doesn’t fit well into the upper corner; it just means significantly less kitchen (of course the question is whether and what is enough for the OP)

The separation in V3 is naturally optional with the kitchen version as well, the sofa can be arranged like in V2

That’s why I suggested putting the sofa and TV upstairs and a children’s room downstairs. Then the children’s room is just 13 sqm. Still good with 140 sqm of space.

Or you get rid of the dressing room and give the bedroom and bathroom a bit more space.

Or no separate guest toilet on the ground floor.

In the current Eigenheim magazine, a 140 sqm maisonette apartment is featured
- no building services
- no dressing room
- only 1 bathroom for 2 levels
- living upstairs with its own roof terrace
- eating-cooking downstairs with terrace

exactly, the pure size is not necessarily important.

So, I don't want to interrupt your dialogue, but do you have an idea of the dimensions in reality? The kitchen is estimated to be 20sqm, the living room how much? Does it even have 10sqm? Everyone can set their priorities as they wish, but at most a two-seater fits in the living room. How deep is the living room? So you’re sitting 3m away from the TV, right? The room layout is too much. Especially twice with a straight staircase and a closed hallway. Either I would completely rethink the room layout or swap the kitchen and living room. Possibly another option would be to let the staircase open into the open living space. But you have to want that and see how the access to the other rooms would then work. This way it would work for me on paper but not in reality.

So in terms of dimensions, that fits already, I have a pretty good overview, the sofa is for example with me 2m x 3m

unfortunately I hardly found a solution with another staircase under all the TE's conditions *eye roll*
I already shuffled a lot around, but it's not easy....

the living room was always at least 3.8m for me, I find that sufficient considering that here you simply have a pretty intense room program.

but I have also worked on a small change here:

So I moved the living room down and the right sofa wall is now 3.6 m, for that I have extended the house a bit and so the bathroom has become a bit bigger.
the kitchen wall is 3.6 m wide and the left side at the dining table is about 6 m and the bottom wall 8 m

bedroom also 3.6 m, dressing room 2.5 m, bathroom 4.2 m (guest WC has become a bit narrower, 1.3 m interior dimensions), the upper rooms are all 3.1m long (wide, whatever)

the living area is now no longer quite so open-plan
