Floor plan single-family house ~165m² plus basement

Basement usage would be as follows.

Basement ready to live in 3 - utility room + technology + washing machine + dryer + laundry chute
Basement ready to live in 2 - storage room, classic basement
Basement ready to live in 4 - playroom for children, possibly table tennis with a few people, foosball
Basement ready to live in 1 - room for my wife

I have refined the basement usage a bit above. The basement windows in yesterday’s floor plan are quite small. Will I have a problem with moisture? These are not rooms for long stays, but I thought it would be safer to ask.

Also, it occurred to me that the dryer has a water collection container that needs to be emptied after each use. A small sink would probably be appropriate there, what do you think?

The basement in the stairwell area is to be heated with underfloor heating and the other rooms with a radiator.

A sink is certainly appropriate.

But the dryer should be connected directly to the drainage. My hose is connected to the drain of the washing machine.

I have revised the site plan together with the GU again. We decided not to place the garage attached to the house; without direct access to the house, I see no advantages in doing so. The GU has also marked the location of the heat pump. There are now 2.4m between the heat pump and the property boundary; some fence might be removed there if necessary. The garage is 3.7m wide, and there is about 1.2m between the house and the garage.

I am not really happy with the 2.4m between the heat pump and the property boundary; I had hoped to have at least 2.55m plus a small buffer. However, I do not want to further reduce the path between the house and the garage.

I will still build an extension behind the garage and have it drawn in as well.

I had the floor space ratio calculated today, we are at 275sqm. About 272sqm are allowed, crazy that with a simple house plus a few paths, garage and extension you are already slightly over. My plot is slightly too small. ;)

I will leave the site plan as is except for the garage and release it for the general contractor. If there are any objections or comments, let me know.

If the floor area ratio is not met, I would shorten the terrace in the plan by 0.3 m to the south.

I would be interested in your opinion on the following matter. The window in the kitchen is very close to the wall, see also the circle in the ground floor layout. The window slightly extends over the kitchen unit. I don't think it can be moved further because the wastewater pipe on the house is quite close to the window.

How dramatic do you find that?
