Floor plan improvement ideas?

Where is all the equipment supposed to go? The room is already small, but then with [WA] and dryer. No way!

No one can give you a really good piece of advice about the floor plan because a lot of information needed for assessment is missing. That is the purpose of the questionnaire often used here. In addition, I cannot clearly see the measurements and do not want to calculate them myself from the square meter data. The toilets seem comparatively small to me. This suggests that these areas might be a bit cramped. However, the sinks might also be very large. The entrance to the shower on the upper floor is about as wide as a sink. Whether the technical room is sufficient or not depends on the technology used – a gas boiler with a tankless water heater requires significantly less space than a heat pump with a buffer tank. The pantry appears very tight. The ratio of access area to storage area does not look favorable. These are a few points to motivate you to provide more input.

Hello everyone,

here I have pictures with the measurements. Why is the technical room too small??? We will have an air heat pump. Hallway and pantry also too small? We can't make the house bigger, except for a bay window into the courtyard, but that will be too expensive for the additional space in sqm.

Thanks to you for ideas. Interior walls can all still be changed

That doesn’t need three question marks. Try drawing the heat pump and the hot water tank in the room. Both are bigger than the washing machine/dryer that are already there. You also need an electrical fuse switch cabinet and maybe a water filter. The room is too small for that. It simply doesn’t fit. It’s already tight if you remove the washing machine and dryer – but where would you put them then? With measurements, it already looks better than expected, that works. The toilets might be a bit tight. I like the kitchen and the upper floor quite well.

Heat pump and storage tank are one unit (at least in our case), they are taller but do not have a larger footprint than a washing machine, plus some additional piping behind. So that would fit well in the bottom left corner. Electricity and heating circuit distributors on the right wall. Washer and dryer can be stacked. I see no problem with that.

Part of the heating system is outside the house. And what do you say about the rest of the floor plan?

I don’t think much can be done differently, right? Actually, I would have liked to have the guest bathroom at the front in the hallway, but a built-in wardrobe as a coat closet is supposed to go in the niche, and the pantry was important to me. How would you do everything? It’s just difficult when you need an office and 3 children’s rooms and storage space.
