but I omitted the special repayment.. if you include it, it is about 1300 euros monthly.

However, the discussion also overlooks the essential point, you have to have the tendency to pick up tools sometimes, otherwise you’d better rent

The decision to buy or rent, single-family house or condominium is much more complex than just money. Neither renting nor ownership is a money-printing machine.

Is there craftsmanship skill available?
Can one imagine being active in the garden after work?
Are neighbors living in the same building bothersome?
Can one find a rental property in the desired size and features?
Does one get the necessary financing?
Can one imagine having high debts?
Etc.

Rents are rising. But the costs of ownership are rising even faster.



Construction costs are rising even faster than rents.



That is not the question. The question is whether you do better investing the savings. And normally, that is the case. Owner-occupied property is not worthwhile if you are sufficiently disciplined. But most people fail at that, and then owner-occupied property is indeed a good idea. Nevertheless, ownership is not a question of financial advantage but of quality of life.

Depends. A property I would want to rent (single-family house, 200 m², new build, good amenities) is either not on the market and if it is, then so expensive that building is more advantageous. I have rented a 200 m² single-family house with a 600 m² plot for years and I know what I'm talking about.

That of course relativizes itself when you consider that many users here pay square meter prices beyond 2k for "nothing special". Then I would rather rent.

Statistically speaking, new rents are rising; and depending on the area, sometimes rapidly.

With existing contracts, however, it is often different.

In Berlin or Cologne, for example, this leads to people staying in their nest despite having children (and needing more square meters). Not because it is so cozy in a 3-room apartment with 2 children; but simply because the new rent is quite a bit higher than the current one and you either pay a hefty surcharge or move somewhat further out.
