Is there a heating system (Gas-BWT / Pellet etc)? If yes, where and where is the exhaust pipe/chimney located?

I still need to finish the dimensions. I believe the house is 12x9m. The layout on the upper floor is not fixed; the room arrangement can be rotated however you like! Only the bathroom should be placed in the spot with a view of the unobstructed garden! The living area is recorded on the upper floor. The children's rooms aren't too small, are they?

Ground floor: My passion is cooking, so we do not want an open kitchen. Smells... (a matter of taste). Mainly, meals are eaten in the kitchen! When we have a lot of guests, we sit in the living room! (for those few times, you can just go through the door). We thought long about the stairs; in our opinion, that was the best solution to be able to use the front gable on the upper floor. (Otherwise, we would always have a huge hallway.) Do you have a better suggestion? Do the ridge caps of the gables need to be at the same height as the main roof? Does that look better visually?

The house cannot be wider unfortunately because we want to build a terrace on the sunny side to the left of the house. According to the site plan, only 6.2m is available here. But I also think that later, people usually sit in the back garden where there will always be sun!

The utility room as well as the heating (gas condensing boiler) should be in the utility room.

Measurements would still be nice. Then I meant longer and not wider. I do at least think it's good that the gables house rooms and not a staircase.. still, I'm not so convinced about it. When it comes to the dressing room, remember that your children will also grow up someday and there will be other children around - unclear if you then want to climb from the bathroom into the dressing room.

Unfortunately, there are quite a few things I don't like about it either.

You yourself already mentioned the TV situation.


    [*]Path from the kitchen to the terrace for grilling, eating outside in summer, etc.
    [*]1x5 and 1x9 dining places is actually a waste... wouldn't a large dining/cooking area and a separate living area make more sense?
    [*]Guest room will be nicely large, without sloping ceilings, etc., whereas the children's rooms are quite small holes
    [*]Dressing room... you can't fit a 2 m high wardrobe at normal height

In general, I would consider rotating the orientation of the house and positioning the narrow side towards the street.

Yes, I do. Our floor plan We also have an interior staircase and 4 gables and have utilized all sides of the house on the upper floor. We even have almost exactly the same dimensions.

Kitchen connected to the living room doesn't automatically mean an open kitchen. We also have a kitchen-living room with 5 dining seats and, of course, separated from the living room. Nevertheless, we have another dining area in the living room for parties. But we have a connecting door between the living room and kitchen.
